The concept of the Digital Twin has become one of the most powerful engines driving transformation within the BIM ecosystem in recent years, and consequently, the catalyst that propelled the AEC industry toward a new dimension: AECO, where the “O” for operability takes on unprecedented significance.
In a context where buildings are no longer conceived as finished products but as living systems that evolve throughout their lifecycles, integrating maintenance processes, environmental quality control, and failure prediction has become essential. The Digital Twin not only redefines how projects are designed and built but also how they are understood, managed, and optimized during their operational phase.
The term Digital Twin was first introduced by David Gelernter in Mirror Worlds (1991), where he proposed the idea of creating a digital replica of the physical world. However, it was in 2002, when NASA adopted the concept to monitor spacecraft through predictive simulations, that it acquired tangible, operational meaning. Since then, the idea has evolved from a static representation to a dynamic integration model. In the AECO industry, its adaptation has been gradual, evolving from the three-dimensional as-built model to the asset information model, and finally to the operational twin. This environment combines physical and digital data in real time to mirror the behavior of assets.
Within this framework, a BIM model serves as the structured foundation for the digital twin. BIM organizes the information, while the Digital Twin activates it, connecting physical performance with its virtual counterpart to enable data-driven decisions.
The distinction between the two is not only technological but conceptual: BIM represents the documented state of a project, whereas the Digital Twin represents its operational state.
Consequently, projects cease to be "deliverables” and become continuous knowledge systems that accompany the entire building lifecycle from early design stages through to facility management and maintenance.
In its early stages, efforts to implement Digital Twins focused primarily on geometry and metadata. High LOD (Level of Detail) models, mainly concerned with geometric precision, and COBie (Construction Operations Building Information Exchange) schedules were once considered sufficient. Today, that approach is no longer enough. A true Digital Twin requires interoperability, real-time connectivity, and data governance, integrating IoT (Internet of Things), BMS (Building Management System), and FM (Facility Management) platforms. Model parameters must be structured to allow direct data reception from physical sensors such as temperature, humidity, pressure, or occupancy, and to visualize that information within interoperable analytical environments.
Without well-defined data structures, even the most advanced sensors produce disconnected information that lacks operational value.

Today, Digital Twins have become key tools for operational intelligence. They are used for real-time monitoring, energy management, failure prediction, and maintenance planning. Their value lies not only in modeling but in their capacity to anticipate. They enable the simulation of environmental conditions, comfort levels, structural efficiency, or energy demand with precision, transforming how buildings respond to their environment. When integrated with GIS systems, the concept scales to urban twins capable of analyzing and managing assets across entire cities.
At the technological level, platforms such as Autodesk Tandem, Bentley iTwin, and Dassault 3DEXPERIENCE, to name just a few, offer different approaches to the Digital Twin, ranging from data management to industrial simulation. However, interoperability remains a major challenge. While tools such as Forge, Power BI, and API connectors facilitate visualization and analysis, the lack of data standardization across digital ecosystems still limits the twins' continuity throughout the project's lifecycle.
The most critical challenge for the future is not technical but structural.
The sustainability of a Digital Twin depends less on software and more on data governance. Defining who manages the data, how often it is updated, and how its integrity is ensured must become a central topic of negotiation among designers, contractors, operators, and owners. Return on investment should account not only for operational benefits but also for the cost of keeping the digital model alive after project handover. Consequently, new professional roles are emerging, such as specialists who can bridge modeling, systems integration, and advanced data analysis.
In this new stage, intelligent technologies and advanced computational methods will act as catalysts, automating diagnostics, predictions, and operational decisions. Yet, even with these tools, the true challenge will remain human: preserving coherence, purpose, and continuity of data within an increasingly interconnected ecosystem, which is why the professional role of the architect must continue to focus on quality control of information and the effective use of these technologies to improve team efficiency and productivity.
More than technology, the Digital Twin represents a cultural shift within the AECO paradigm, an evolution toward an industry that not only designs buildings but also understands them, listens to them, and helps them evolve.
